Moon Over Moose - Guest Rental Agreement
Rental is subject to the following Terms and Conditions
All guests are responsible for the following:
Maximum Occupancy 10 including adults and children and all guests.
Guest shall inspect the property upon arrival and report any damage to the owner.
No Smoking is permitted inside the house. No smoking is allowed in close proximity to the house where an odor will permeate the house in any way. Smoking is allowed outside away from the house. Butts must be contained outside in a can and removed from the property. No butts are to be left on the premises, see trash policy.
Guest shall keep no pets on the premises.
Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents. The owner has the prerogative to terminate this agreement and to ask disruptive guests to vacate the premises.
Quiet hours – Patio and outdoor areas have quiet hours between 10PM and 7AM as not to disturb neighbors. In addition, please limit your activities to our property – do not enter any neighbor’s yards. Most have cameras. Please respect and enjoy the quiet nature of the neighborhood.
Trash and recyclables need to be separated. There are two bins in kitchen, use front bin for trash and back bin for recycling. Trash pick-up and/or drop off details are posted in the pantry.
Guest shall leave the property in broom cleaned undamaged condition. All trash is to be removed from the premises. If trash is left there is a $25 charge per bag. If damage exceeds the security deposit, the tenant understands that they will be responsible for damages exceeding the security deposit and are responsible for any legal fees in recovering damages or lease violations.
Fire Pit - Keep your campfire small - A campfire is less likely to escape control if it is kept small. A large fire may cast hot embers long distances. Add firewood in small amounts as existing material is consumed. No bonfires please! * Attend your campfire at all times *
Guest shall not trim any trees or bushes on the property.
Please be respectful of what goes in the septic system and do not flush things that do not breakdown: diapers, towelettes, ladies products, etc.
Leave blankets and pillows neatly folded in each bedroom where they were on arrival.
Guest shall not re-arrange furniture and will return all TV/stereo equipment to its original configuration for the next guest to enjoy. Owner will retain $25 from deposit for moving furniture back or fixing TV/stereo.
Owner is not responsible for any damage or loss of the tenant’s personal property.
Conditions: No refund will be given for appliance breakdowns. Should appliance failures occur, every effort is made to effect repairs as quickly as possible.
Guest shall be responsible for any loss or damage to the property and its fixtures or personal property of the owner during the term of this lease.
If default is made in any of the terms and conditions of this lease, the premises must be vacated immediately with no refund. In addition, guests who violate the terms and conditions of this lease shall forfeit their security deposit.
Cancellations: In the event of a cancellation, tenant shall make a request in writing to owner as soon as possible. Attempts will be made to re-rent your accommodation. This lease shall be terminated only after another tenant is secured. Your deposit less a $50 service fee will be refunded.
Guest affirms that he/she is an adult and that any minor will not occupy the property unless an adult is present.
Guest shall not sublet the property.
I understand I am responsible for conveying these policies to all guests in my party.
Please sign both copies and return one with your deposit check to the owner. Rental dates are guaranteed when deposit has been received (exception: Act of God, e.g. fire, catastrophic weather event).

Camp firewood is readily available for purchase in town.
Riverfront Dock
Canoe and kayak paddles in downstairs closet. We strongly recommend life preservers for all (use ours or bring your own). Guest to use at your own risk, be safe and have fun!
